What are the contents of the contract?
In essence by signing a contract the apartment / villa owner authorizes SANGAU to only manage and maintain the apartment / villa. If you are interested in our property management services we shall assist you with further details.

What is the purpose of Caution Deposit?
Caution Deposit is towards incidental expenses that may occur from time to time at your apartment / villa. This amount is refundable at the time of termination of the contract with the apartment / villa owner.

When and how are the Service Charge payments made?
Service Charge payments are made for 12 months at a time. Service Charge payments for the current financial year is done after 31st March of the same financial year.

How much is the Service Tax to government?
Goods & Service Tax is 18% of SANGAU Service Charges and payable to government. For more information please visit www.servicetax.gov.in

Is there a Service Charge payment when the property is vacant?
NO. There are no SANGAU service charges when the property is vacant.

What is the termination notice period of a contract between SANGAU and property owner?

Why does SANGAU need sale deed, owner identity and khata to manage the property ?
- COPY of Sale deed is required as proof of ownership for the property under management. For this reason we also need an identity proof of the owner
- COPY of Khata is required, to confirm registration of property for tax purposes

How much are SANGAU charges for managing my property?
We have 2 types of property management contracts
BASIC – without rent management

When will you do repainting and repairs at the property?
When taking over a flat from the owner SANGAU requires that it be freshly painted. Owners can handle the painting themselves, or opt for SANGAU assistance. When a tenant vacates the flat, it will be repainted at the tenant's cost.

What are the owner contract documents?
The owner signs a document to authorizes SANGAU to manage and maintain the property and sign rental agreement on the owner's behalf.

What services are included in a property management contract with SANGAU?
After owner contract signing SANGAU advertises the property on our own website, social media, real estate portals and agent network. Enquiries from prospective tenants are processed and property shown. Screening of tenant is done and tenant details shared with owner. On confirmation from the owner rental agreement is executed and security deposit collected and transferred to the owner. Inspection of the property is done every 6 months. Tenant complaints and repair requests and managed during a tenant stay. At termination of a rental agreement cost towards maintenance is assessed and adjusted in the refunded security deposit. Perform maintenance operations to prepare the property for the next tenant.

Who will be the single point of contact after I give my property to SANGAU for property management?
SANGAU will assign a dedicated property manager who will be your single point of contact for all maters pertaining to rentals, property maintenance, property payments to civic bodies and authorities and liaison with the resident owners association.

Will SANGAU make property tax payments on behalf of the owner?
SANGAU pays the Property Tax on behalf of the owner every year after receipt of the payment from the owner. There is no additional cost towards this service. Owners also have the option to make the property tax payments online, if they wish.

Will the owner be able to inspect the property when it is occupied?
Yes, you may contact your property manager to arrange for an inspection with a 48-hours' prior notice.

Does SANGAU help obtaining Khata?
YES. We help obtaining Khata for apartments / villas managed by SANGAU as an add on service.

Does SANGAU assist in Buying & Selling apartments / villas?
NO. However, for apartments / villas managed by SANGAU, we will facilitate the process of selling when requested by the owner.

When and how are the property taxes paid?
Property taxes are paid upon request from the owner. The taxes are paid once the amount has been received by SANGAU from the apartment / villa owner. Receipts of payment are maintained for records.

Are all receipts of expenses and property documentation maintained?
YES. The same is handed over to the apartment / villa owner at the time of termination of contract.

Does SANGAU manage service apartments or paying guests?
NO. All properties managed by SANGAU are leased out on a 11 month rental term. SANGAU does not manage service apartments.

What is the response time when a complaint is received from a tenant?
We attend to service calls within 48 hours of receipt of a complaint.

Does SANGAU manage an Independent House?
Yes. SANGAU manages residential properties with or without Rent Management for Single Floor Apartment, Duplex, Villa, Row House and Independent Residential buildings we manage only Apartments / Row Houses & Villas in a gated community.

In which cities is SANGAU currently operating?
Currently we operate in only Bangalore.

Will any modification be done in my property or used for commercial purposes?
No. SANGAU only has a property management and maintenance contract with the owner for residential purpose. No alterations are made in any property and no property is used for commercial purposes.

If SANGAU fails to find a tenant by a committed date will the owner still receive rent?
No.

Does an owner get rent when a property is not occupied?
No.

What happens if a legal issue arises in relation to the tenant?
SANGAUs’ tenant screening processes ensure that such situations do not arise. However, in an extremely rare scenario, if this occurs, SANGAU will assist the owner in legal proceedings, help in recovering rentals and support tenant eviction, at the owner's cost. SANGAU will not assume any liability of the legal proceedings and/or any consequential losses to the owner including rentals.

What is the screening process for a foreign tenant?
For occupancy by a foreign national in a SANGAU managed property, in addition to the standard tenancy processes we also submit relevant documents of tenant to the police station within which jurisdiction the property belongs. After occupancy of a property by a foreign national we ensure that during their stay they hold a valid visa.

What happens when tenants create a nuisance in the society?
SANGAU checks the validity of complaint raised and when relevant issue a warning notice to tenants for the first complaint. For repeated offences, tenant is served a vacancy notice.

What does SANGAU do when a property is occupied by bachelors/spinsters and one 1 or 2 members leave?
In such scenario a new rental agreement is signed with the remaining tenants on the same terms and conditions for the remaining term.

What happens if a tenant doesn't pay the rent?
SANGAU tracks rent payment regularly every month. When rent for a month is defaulted then we follow up with the tenant for payment and closure. When the matter is unresolved the tenant is served an eviction notice and appropriate action taken.

Does SANGAU keep Security Deposit collected from Tenant?
No. SANGAU transfers the complete security deposit amount received from Tenant to Owners.

When does the owner get the security deposit after a tenant has occupied the property?
Within three working days of a tenant move-in the security deposit received from the tenant is transferred to the owner’s bank account.

How much Security Deposit can the owner expect?
Security deposit amount is normally an equivalent of 6 to 8 months' rent, depending on the property and market scenario.

Does the owner need to return the security deposit for every tenant change?
Yes, for every tenant change the security deposit collected from the tenant is refunded at vacancy after deduction of expenses towards repairs and maintenance. The new tenant the security deposit for his stay which is again transferred to the owner.

As a property owner settled abroad how will SANGAU communicate with me?
The property owner has access to SANGAU online systems and is always kept up to date with matters regarding their property. Document correspondences, when necessary, are by registered post at owner expense.

Does an owner need to have a bank account in India for receipt of rentals?
Yes. Owner should have an NRO account in India to receive rentals.

I have friends who own property in Bangalore/Bengaluru. Can I avail your referral offer?
Yes. If you are already a member of SANGAU, you are entitled to 1 month of free service when your referral is positive. If you are not a member, we still would like to thank you and give you a token of appreciation when your referral is positive.

Can I pay SANGAU service charges by means of electronic bank transfers?
Yes. All financial transactions with SANGAU are online.

How can I terminate an owner contract with SANGAU?
There is no minimum contractual period for owners. Both owners and SANGAU can terminate contract with a 2 month notice period.

Does SANGAU pay rentals when the property is not rented out?
NO. We strive to keep the apartment / villa occupied as much as possible throughout the year. The notice period for termination of a rental agreement is 2 months and during this period we search for prospective clients such as to minimize vacancy days, if any.

How are the monthly rentals and security deposit amounts paid?
All money transactions to and from the tenant are directly with the apartment / villa owner into his/her Bangalore bank account.

Will the Fittings, Fixtures and Furnishing in my apartment / villa be well maintained?
Fittings, Fixtures and Furnishing are prone to normal wear and tear over time due to usage. Damages, if any, are rectified and cost borne by the tenant.

Does SANGAU insure the Fittings, Fixtures and Furnishing in the apartment / villa?
NO. Insurances, if any, are at apartment /villa owner costs.

As an apartment / villa owner, can I communicate with my Tenant?
YES. SANGAU provides the apartment / villa owner with all necessary details of the tenant.

Is background check of a prospective Tenant done?
YES. We provide all necessary information to an apartment / villa owner and seek approval before signing a rental agreement with a prospective tenant.

How does SANGAU ensure payments for electricity, water, cable, broadband, telephone bills?
Tenant is responsible for all such payments during occupancy. At the time of termination of a rental agreement, all such payments to the concerned authorities are verified and meter readings noted where ever necessary. Outstanding payments are payable by the Tenant prior to termination of the rental agreement.

As an owner, I have specific requirements for Tenants who occupy my apartment / villa. Is this considered?
YES. We provide all necessary tenant information to an apartment / villa owner and seek approval before signing a rental agreement with a prospective tenant.

Does monthly rent include maintenance charges to the society?
Tenant pays 2 amounts every amounts every month during the tenancy. Property Rent to the Owner and Association Maintenance amount to the Resident Owners Association.

Does SANGAU collect any broker fees from tenants?
No. SANGAU does not collect any broker fees from tenants.

What deductions or adjustments are made in monthly rent?
Only SANGAU service charges and taxes are deducted in rental payments to owner.

What agreements does SANGAU sign with a tenant?
SANGAU signs a Rental agreement with tenant on behalf of Property Owner.

What are SANGAU standards for a home?
All SANGAU properties are either semi-furnished or fully-furnished. Homes have ample lighting everywhere in the house, including bathrooms, balconies, utility area. All rooms including study room, living and dining area, except kitchen and balcony have ceiling fans. Bedrooms have built in wardrobes. Kitchen has built in cupboards and cabinets with racks for cutlery and crockery, Slab with hob and chimney, sink with water tap and an exhaust fan or window is available. The utility area should have a provision to set up a washing machine (water inlet, outlet and power plug). Each bathroom should have a hot water connection (with a 15 litre geyser), wash basin, mirror, towel and cloth hangers, western style commode, health faucet, shower, soap dish and exhaust fan. A doorbell is mandatory for the house. The flat should be freshly painted and cleaned with all the fittings in good working condition for the flat to meet SANGAU rental standards.
