Scope of Anti-Bribery Management System
SANGAU provides end-to-end property management, rental, maintenance, documentation, and interior services for
residential properties in Bangalore, India. The Anti-Bribery Management System (ABMS) applies to all
activities, functions, and processes within the organization, including but not limited to:
- Property Management Operations onboarding and management of residential properties,
including tenant sourcing, rent collection, repairs, and maintenance coordination.
- Rental & Lease Transactions negotiation, execution, and renewal of tenancy
agreements, including financial transactions and security deposits.
- Vendor & Contractor Engagements selection, contracting, and payment for third-party
maintenance, repair, and interior service providers.
- Client & Stakeholder Interactions all communications and dealings with property
owners, tenants, prospective clients, and external agencies.
- Documentation & Legal Support preparation, verification, and execution of
property-related documents including e-stamping, agreement registration, and compliance paperwork.
- Financial Processes handling of funds related to rentals, maintenance charges,
membership fees, e-stamping charges, and other service revenues.
- Internal Governance & Compliance risk assessment, due diligence, approval
processes, conflict-of-interest declarations, whistleblowing mechanisms, and corrective actions.
The ABMS encompasses SANGAU office, employees, contractual staff, and authorized representatives, covering all
operational locations and applicable third parties acting on behalf of the organization.
This scope ensures that anti-bribery controls, due diligence procedures, and compliance monitoring are
integrated into every stage of business operations, in alignment with ISO 37001:2016 requirements and relevant
legal obligations in India.
